Move In / Move Out Policy
Whereas the Declaration of Trust for the Upper Cotton House Lofts Condominium Association specifies a set of Rules and Regulations for the Owners; and
Whereas the Declaration of Trust for the Upper Cotton House Lofts Condominium Association allows the Trustees to amend those Rules and Regulations; and
Whereas the moving in and moving out of residents furniture causes inordinate wear and tear on the common areas of the building:
Now therefore, the Board of Trustees has established the following policy for moving in and moving out at Upper Cotton House Lofts:
It is mandatory that all moving activity be performed during normal business hours 7:00 AM to 10:00 PM on Monday through Friday, or between the hours of 9:00 AM to 4:00 PM on Saturdays or Sundays. NO ACTIVITY WILL BE PERMITTED ON MAJOR HOLIDAYS.
In order to offset the cost of moving on the wear and tear of the Common Areas, a move-in fee is charged to each unit upon closing. The fee is charged to each unit being sold at Upper Cotton House Lofts. The fee will also be charged to the owner of a unit, when an existing tenant moves out and a new tenant moves in. The current fee as set by the Board of Directors on July 29,2009 is $150.
Any and all damages to the common areas incurred due to the move-in or move-out of a unit over and above the current move-in fee will be assessed against the unit for immediate payment.
Proceeds from this move-in fee will go directly to the paint fund.
Failure to pay move-in fees within thirty (30) days may result in a real estate lien being placed on the offending unit for the fine plus costs.
